Understand your DSCR ratio

Your Debt Service Coverage Ratio (DSCR) compares your property’s rental income to its total monthly expenses — including mortgage payments, taxes, insurance, and HOA. A DSCR of 1.00 or higher means your property generates enough income to cover its costs.

Why this matters to investors

Your DSCR determines both pricing and leverage. Properties with DSCR ≥ 1.00 qualify for standard rates and lower reserve requirements. Loans between 0.75–0.99 may still qualify with strong credit or reserves — and no-ratio loans are available for experienced investors with high-performing assets.
